How we work


We use a streamlined version of the RIBA Plan of Work, adapted to better suit our specialist projects. This ensures your project goes from idea to construction smoothly, without wasted time or cost surprises.

Each project begins with a Pre-Construction Services Agreement (PCSA) — a collaborative approach that aligns cost, design, and buildability from day one.

Our PCSA is structured to de-risk the build, improve decision-making, and give our clients complete confidence before they commit to full construction.

  • Budget estimation and value engineering

  • Identification of planning and infrastructure risks

As your understanding of the project improves, so does the accuracy of the cost plan. This phased approach allows you to commit only when the time is right.

From Concept to Cost Plan


 

Our approach means cost accuracy increases as the design matures:

  • Rough Order of Cost – high-level £/m² figures to test feasibility

  • Cost Plan – developed with surveys, layouts, and planning inputs

  • Bill of Quantities – a fully itemised breakdown for contract

All estimates are transparent and benchmarked against decades of in-house data from animal projects across the UK.

Technical Drawings That Build Confidence


 

Once the design direction is agreed, we prepare a full set of technical drawings and specifications aligned with RIBA Stage 4. This includes:

  • Detailed floorplans and elevations

  • Drainage, heating, ventilation, and electrical layouts

  • Welfare, noise mitigation, and cleaning strategies

These documents form the foundation of the build and eliminate surprises on site.

Construction That Works for You


 

We’re highly experienced in JCT and NEC contracts, and tailor the procurement route to suit your organisation’s structure and risk appetite.

Whether you’re funding in stages, coordinating with trustees, or maintaining live operations on site — we plan around you. Many of our projects are phased to allow continued use of kennels or vet blocks during construction.

We also design and manufacture key components ourselves, meaning you get robust, hygienic, animal-safe elements that meet the strictest welfare standards.
